Yes. Both our listed properties — the 610-acre Makuyu farm land and the 1.75-acre JKIA commercial plot — come with clean, verified title deeds. We strongly recommend that buyers conduct independent searches at the Ministry of Lands to independently verify ownership before any transaction.
The Makuyu land is being sold as a single whole parcel of 610 acres. Subdivision or sale of individual portions is not available — the entire 610 acres must be purchased by one buyer. This makes it an ideal acquisition for large-scale commercial farming enterprises, investment groups, or institutional buyers. All development will be subject to Nairobi City County approvals and relevant authority permits.
The standard process involves: (1) Identifying and visiting the land, (2) Conducting due diligence — land search at the Lands Registry, surveying the plot, and verifying boundaries, (3) Engaging a lawyer to draft a sale agreement, (4) Paying the agreed deposit, (5) Completing payment, (6) Transfer of title deed at the Ministry of Lands and payment of stamp duty (4% for urban, 2% for rural). The process typically takes 60–90 days from offer to completion.

Yes — while the land must be sold to a single purchasing entity, a group of investors can form a company or consortium to acquire it jointly. In Kenya, this is commonly done by registering a Private Limited Company (Ltd) at the Business Registration Service, then purchasing the land in the company's name. Each investor holds shares in the company proportional to their contribution. This is a legally recognised and widely used structure for group land acquisition. Yes. Buyers from anywhere in the world are welcome to invest in Kenyan land. Kenyan citizens abroad retain full land ownership rights.
